CABIN AND OUTBUILDING
Sawmill Ridge Retreat includes two vintage structures, one is a rustic unfinished cabin. The cabin is dry inside and appears to be solid. The cabin has a metal roof and lap wood siding. Inside is found an unfinished restoration project of striped walls awaiting the next stage of work. A wooden staircase leads to the loft attic which will lend itself for many purposes in the future. The cabin has electric service in place, also there is a flue for the heating stove.

The diverse tree species create the perfect wildlife habitat. The miles of “edge effect” created between farm fields, hollows, ridges, and rock outcrops benefit all the resident wildlife. Bald eagles, whitetail deer, black bear, wild turkey, squirrel, rabbit, bobcat, raccoon, fox and many species of songbirds, owls and raptors make up the resident wildlife population.
The hardwood forest provides the essential nutrient source and produces tons of hard mast including acorns, hickory nuts, beechnuts, and black walnuts. Soft mast includes stag horn sumac, black cherry, tulip poplar seeds, maple seeds, autumn olive berries, and blackberries.
A drilled well of approx. 525 feet is extremely low producing according to the owner. A small seasonal stream is on the eastern front of the property. The owner has used rainwater runoff from the cabin and barn roofs collected in large plastic reservoir containers.
West Virginia is one of the states in the US that has two ownership titles, those being SURFACE RIGHTS and MINERAL RIGHTS. A title search for mineral rights ownership has not been conducted.
