- Anything the seller or we know about the property has been disclosed in today’s materials and the property is “as is without any further inspections. By bidding you agree to all disclosures.
- There is a 10% buyer’s premium to be added to the final bid price of the real estate and shall become part of the total contract price.

- The property will convey by the existing legal descriptions and shall be sold by the existing boundary.
- Each successful purchaser will be required to enter into a non-contingent purchase contract. The sale is not contingent upon appraisal, inspections, financing, etc. Should the purchaser withdraw from the transaction prior to closing, the purchaser shall forfeit all moneys deposited. Closing to occur in 30-45 days of seller’s acceptance, time is of the essence.
- Deposit due from the high bidder is $2800.00. All deposit money is due in full on or before the day of the auction by verifiable funds, cash, certified funds, or cashier’s checks or approved checks.
- INTERNET BIDDING: A deposit of $2800.00 per tract is required to be paid to United Country Riverbend USA prior to the action and must be verified by this office no later than 5pm on Thursday May 24, 2012. Please contact this office for wiring instructions.
- Closing Costs: The purchaser is responsible for paying ALL closing costs involved in this transaction, regardless of the local custom; this will include but not limited to document recording tax transfer stamps, deed preparation, closing agent fee, recording fees, title search, etc. etc. Real estate taxes will be pro-rated though date of closing.

In the event of any bidding disputes, the auctioneer has the sole authority to resolve such disputes as they may arise.
